Read MoreHide Full Article

Key Takeaways

  • Keel no longer expects to sign three leases by year-end 2026 amid Pennsylvania permitting delays.
  • KEEL targets initial HPC revenues from Moses Lake in 2027, with construction underway and permits secured.
  • Keel holds $780M in liquidity and could expand secured data center capacity from 478 MW to 1,928 MW.

Keel Infrastructure Corp. (KEEL - Free Report) emphasized progress across its artificial intelligence infrastructure projects on its third-quarter 2026 earnings call, while acknowledging delays in securing customer leases and completing regulatory approvals.

Management highlighted stronger demand for near-term data center capacity, continued construction progress and substantial liquidity. However, revised leasing expectations and financing considerations remain central to the company's development strategy.

KEEL Revises Leasing Expectations Amid Delays

CEO Benjamin Gagnon acknowledged that Keel no longer expects to meet its previously announced target of signing three leases by year-end 2026. Pennsylvania's evolving regulatory framework has pushed permitting and commercial timelines back by several months.

Despite these setbacks, Gagnon emphasized that negotiations continue with multiple prospective tenants across Moses Lake, Sharon and Panther Creek. Management indicated that prospective customers have remained engaged despite the delays.

During the Q&A, an Alliance Global Partners analyst questioned whether Moses Lake could secure a lease before year-end. Gagnon declined to provide timing guidance, emphasizing competitive negotiations and the importance of securing favorable commercial terms.

Keel Advances Pennsylvania Permits and Power Plans

Keel continues progressing toward final environmental approvals at its Pennsylvania facilities. Sharon has 110 megawatts of secured power, with its remaining environmental permit already issued in draft form.

Panther Creek holds 350 megawatts of secured capacity, with expansion potential exceeding 500 megawatts. Three environmental permits remain outstanding, including one in draft and two undergoing technical review.

Gagnon explained that Pennsylvania's new regulatory requirements necessitated engineering adjustments and additional coordination. However, management expects no meaningful changes to project economics or tenant delivery schedules. Both Sharon and Panther Creek substations remain scheduled for energization in 2027.

KEEL Targets Initial HPC Revenues in 2027

Construction commenced at Moses Lake in September after the company obtained the necessary approvals. Gagnon identified the facility as Keel's first expected source of high-performance computing revenues in 2027.

The project also offers flexibility to accommodate NVIDIA's next-generation Vera Rubin architecture. Management highlighted this capability as important for customers evaluating future computing requirements.

During the Q&A, Gagnon clarified that Moses Lake requires no additional permitting or engineering work before lease execution. Unlike larger Pennsylvania developments, the project can be completed using existing balance-sheet resources without securing project financing beforehand.

Keel Emphasizes Liquidity and Financing Discipline

Unrestricted cash liquidity was approximately $780 million as of Nov. 4, 2026. CFO Jonathan Mir reiterated that the company does not anticipate needing external debt or equity financing before signing leases.

Keel has approximately $380 million in pre-lease capital commitments through 2028. Mir explained that spending follows a three-stage framework, with substantial construction expenditures contingent on signed leases and secured financing.

In response to a BTIG analyst's question, Mir clarified that approximately half those commitments relate to completing Moses Lake. Management intends to recycle potential project-financing proceeds into its larger Pennsylvania developments, limiting additional external equity requirements.

KEEL Expands Capacity Pipeline Despite Challenges

Gagnon highlighted expansion opportunities at Panther Creek and Scrubgrass, where detailed load studies are progressing toward expected completion in the first quarter of 2027.

These projects could increase secured data center capacity from 478 megawatts to approximately 1,928 megawatts. Keel is also evaluating a potential Allentown acquisition involving 75 megawatts of power availability in 2027.

Financial results reflected the transition away from Bitcoin mining. Revenues declined to $27.6 million from $68 million a year earlier but exceeded the Zacks Consensus Estimate of $21.4 million. The reported loss of 10 cents per share was wider than the Zacks Consensus Estimate of a 7-cent loss.

Keel Maintains Focus on Commercial Execution

Management's message centered on advancing projects without compromising lease economics or financial flexibility. Gagnon emphasized that customer creditworthiness, permitting certainty and financing costs remain important considerations.

With construction underway and negotiations continuing, Keel's immediate priorities remain converting prospective customers into contracted tenants and preserving its planned power-delivery schedules.
